
Both a HELOC and a HELOAN let you access the equity you've built in your home — but they work differently, carry different structures, and suit different purposes. Choosing between them starts with understanding what you're actually trying to accomplish.
A Home Equity Line of Credit works more like a credit card than a traditional loan. You're approved for a maximum credit limit based on your available equity, and you draw from that line as needed during the draw period — typically 10 years. You pay interest only on the amount drawn, not the total line. After the draw period closes, the loan enters repayment.
HELOCs are commonly structured with variable interest rates, meaning your rate — and therefore your payment — can fluctuate over time. Fixed-rate HELOC options may also be available through some lenders.
A Home Equity Loan — often called a HELOAN or a second mortgage — provides a single disbursement at closing. You receive the full amount upfront and repay it over a fixed term with a fixed interest rate. Your payment stays consistent from month one through the final payment.
If you know exactly how much you need and want payment certainty, a HELOAN often makes more sense. If your needs are ongoing or uncertain in scope, a HELOC's revolving access offers more flexibility.
One advantage both HELOCs and HELOANs share over a cash-out refinance is that they leave your first mortgage untouched. If you secured your current first mortgage at a favorable rate, accessing equity through a second lien product allows you to preserve that rate rather than replacing it with a new loan at current market pricing.
The decision between a HELOC and a HELOAN isn't just about rates. It's about how you want to access your equity, how much certainty you need in your payment, and how much flexibility your situation actually requires.
